What info do I need before I get Commercial insurance?
Q. I'm buying a 2 story building thats zoned for warehouse/storage. Its empty now and I want to rent out space for art studios, upstairs and maybe an arcade downstairs. The sale price of the building is 130,000. What type of insurance is best and aprox how much it costs? Any advice would be great.
Asked by Tom C - Wed Sep 17 14:15:11 2008 - - 2 Answers - 0 Comments

A. It would be a real estate lessors risk policy. Most companies dont insure vacant buildings, so youd probably have to get it once you have tenants there, or at least an agreement showing that you will be getting tenats. You need to give property information: year built of warehouse, square footage, # of stories, alarm?, sprinkler?, roof type, garage/parking style, type of tenants, estimated annual income/rents collected, corporation/individual business? building updates? If you are closing escrow, you can have the insurance company bill the escrow for the premium for the first year.

Would a storage warehouse ?
Q. My band and I are wondering about using a giant 1000+ square foot storage warehouse for practice and living if necessary and I was wondering if most places would be opposed or if there is a specific law that keeps renters from living inside the warehouses. If there's electricity (i.e. if the warehouse was used as a wood shop and then possibly having plumbing) then it shouldn't be a problem for the person living there.

A. We have places here in town for band/ musicians/artist who live in warehouses.hard to come by here in town now days.. Just check around and find locations you want and make the calls. Many have bathrooms already you may have to install a shower of some sorts. Big spaces can mean big heating bills. Insulation is generally a "must do" as it helps with temperature control and sound proofing between floors. The Crawford's warehouse is insulated and they have worked out, through trial and error, the most cost-effective way of keeping warm. The conservatory/pool area is closed off and gas heaters and an open fire are used for heating. Rugs have been used on the polished floorboards to create warmth. Rugs also help to keep noise levels down.

The holes I can fix with some tile cement and a few pictures, but any suggestions to what kind of bookshelf I can get for my situation? A. Wal-Mart and the dollar stores sell storage containers that are flat sorta and have small wheels. You can take your books and things that are in the way and put them in there and slide them under your bed.. Get a cheap bed skirt if you don't have one already.. The storage containers will be easy to roll out for a look to see what book you will be reading next. I liked the cinder block and boards Idea the other person put also. You may also put stuff in the suitcases and make them look like furniture. you can stack the to make and end table with a cover over them. If anyone in your family sews see if they would make you covers to fit the medical equipment. It would look better and save the equipment as well. You can get cool… [cont.]

Is it harmful to breathe in dust all day?
Q. I work in a cold storage warehouse (50 degrees F) and it's very dusty in there. When we blow our noses, it's a bit black. Sorry if that grosses you out. Anyway there's no asbestos or chemicals, except for dry ice. It's just thousand and thousands of chocolate boxes, pallets, and insulated boxes for shipping. So is it harmful? Thanks for the help so far, guys! It's definitely not the healthiest place in the world. No windows, no sunlight, no air purifiers... Just us, the boxes, and a heck of a lot of cold air coming from the fans.
Asked by Rapunzel XVIII - Thu Oct 4 21:11:38 2007 - - 5 Answers - 0 Comments

A. Yes, it can be very harmful. If nothing else, you are setting yourself up for a dust mite allergy and taxing your immune system everyday you are at work. Breathing in dust and whatever else may be contained in the boxes and pallets could lead to a lifetime of COPD (chronic obstructive pulmonary disease). Expelling black goop from your nose is your body's way of saying it is time for you to look for a new job.

The land around it is not cared for and there are iron gates around it, but doesn't really keep many out. There is no sign as to how many square feet it covers, but it did used to be up for Let. How fast will cold air enter a warm room?

I work in a warehouse office, and all of the offices are connected by the warehouse storage halls which have no heat and are sided by aluminum walls. There is one salesman who constantly enters my office and leaves the door open, no matter whether he's coming or going. He knows that I get up right behind him to shut the door and keep my fingers from freezing off as I type his orders. Asked by Megan - Mon Feb 22 15:10:05 2010 - - 1 Answers - 0 Comments

A. The cold air will enter as fast as the warm air is allowed to leave. Cold air is relatively heavy and dense, and when you open a door you basically create a cold front that begins at the door and then moves inside along the surface of the floor. It'll move even faster if there is a breeze driving it along as well as the cold airs own weight. I don't offhand know how to compute the volume of cold air that is being admitted, but does it really matter? Remember that cold air in means warm air lost and yes, that cold air will have to be warmed. Any chance of installing one of those piston or spring devices that will shut the door automatically?

Who is liable for leaks/plumbing issues in rental situations for businesses if the issue is known and unfixed?
Q. Hey guys, I need a little help here on how to handle a situation. My landlord (basically a slum lord in the St Louis area) rented me a huge storefront that had sat empty for years. There are apartments above the storefront, and I use the storefront for storage and some work space. The building is more than 100 years old itself, so it needs extensive repair. When I moved in, I was told by the maintainance man as well as the property manager at the time that there was leaks in the building but that they were fixed and it was fine now. I could see the signs of the leaks down the wall in the back of the store, and I had to do extensive cleaning on the storefront before I could move in. A. "If" is a very important word here. If he knows. - a property manager says he doesn't. - and the landlord can use that as his defense. Originally both the maintenance and property manager told you there were leaks and now they were fixed and no further problems. Did some other maintenance man tell you something different? And his interest would be? Insurance is something you have to get. What happens if the building burns down? You are screwed. Can't help you with the medical. That is a different problem totally unrelated. Don't like the building, too costly for insurance? Get out. You still need insurance no matter WHAT building you go into. That is the cost of having a business.

Problem - Can anyone give me detailed solution?
Q. Northwest product company uses forklift trucks to transport lumber from the mill to a storage warehouse 0.5 km away. The lift trucks can move three loaded pallets per trip and travel at an average speed of 8 km per hour (allowing for loading, delays and travel). If 850 pallet loads must be moved during each 8- hour shift, how many lift trucks are required?
Asked by freind2all - Tue Sep 26 08:10:25 2006 - - 4 Answers - 0 Comments

A. Mathematically u need 2.21 trucks consider that u have 1 lift truck. This lift truck takes 3.75 mins to transport 3 pallets. so for 850 pallets it takes 17.7 hrs. But we need to transport them in 8 hrs. 1 truck can transport 850 pallets in 17.7 hrs. so it takes 2.21 trucks to transport 850 pallets in 8 hrs... Cross check number of pallets to be transported - 850 we have 2.21 trucks pallets per load = 3 number of transports in 8 hrs time = 128 (Total mins/mins per transport (3.75)) now 2.21*3*128 = 848.64 pallets This 2.21 comes on the assumption that the trucks do not come back ie they run one way only. If they do round trips it would be 4.42 trucks

Asked by james_jass - Mon Oct 8 08:20:28 2007 - - 1 Answers - 0 Comments

A. Jamie, What are you doing taking some kind of marketing course and looking for me to do all your work? First of all I will assume when you are talking terms you mean the normal 2/10 net 30. This means a 2% ddiscount if you pay the invoice within 10 days. Your 2 tenths and 5 tenths are not terms I am familiar with. So 150 locks @ $10 each is $1,500 plus $5,000 for the security system is $6,500 total. 2% is $130. So if the payment is made in within 10 days of the invoice date the net amount due is $6,370. If made in 25 days $6,500. If you mean by 5 tenths the normal 5%, then the discount is $250 on the security system and $30 on the locks for a total of $280 if paid within 10 days.

Asked by Rob Fisher - Tue Jul 8 16:55:32 2008 - - 1 Answers - 0 Comments

A. I can help you formulate the linear program, but you'll have to solve it yourself because I can't draw any graphs or tableaus here on Yahoo! Answers. By the way, are you sure that the objective function is bounded? It seems kind of odd that the monthly earning has a maximum value of 400. But anyway, based on the information given, here's the LP formulation: LP Formulation: Let x be the number of small rooms Let y be the number large rooms Maximize z = 50x + 20y Subject To: 50x + 20y 400 75x + 25y 6000 x 150 x, y 0 Now you can either graph the constraints and objective function to solve the LP graphically, or you can use the simplex method. Every constraint is a "less than or equal to" constraint, (except for the trivial one),… [cont.]

Warehousing Poisson Distribution question?
Q. Hey guys im having a problem with this one question in one of my classes and not sure how to approach it. maybe someone could help? SKU X, Y and Z will be stored in the warehouse. Daily requirements for storage locations follow Poisson distributions with corresponding parameters lambdaX = 20, lambdaY = 10 and lambdaZ = 30. Items X and Y generally ordered together, therefore the warehouse management has decided to store them together as a single class, say C1 while item C will form its own class, to be called C2. a. Determine the number of storage locations N1 and N2 to be allocated to these two classes so that the warehouse operational service level i.e., the probability that the warehouse will not experience a storage shortage at any… [cont.]
Asked by stricklyklien - Thu Mar 20 10:31:31 2008 - - 1 Answers - 0 Comments

A. Since X and Y are stored together, the storage requirement for these two items has the same distribution as X+Y X and Y have a Poisson distribution with parameters 20 and 10. It is a property of the Poisson distribution that if two variables X and Y have a parameter of lambdaX and lambdaY, then X+Y has a Poisson distribution with a parameter of lambdaX+lambdaY Hence, the storage requirement C1 has a Poisson distribution with a parameter of 20+10=30. Note that C1 and C2 have the same parameter, 30. in question a), you need to determine N1 and N2 that give you an operational service level of 0.95. What you actually need is: P(C1 N1 AND C2 N2) > 0.95 You experience a shortage if either C1>N1 or C2>N2. P(C1 N1 AND C2 N2) = P(C1 N1)P(C2 N2)… [cont.]
